Policies, Accessibility & Booking Information

Historic Design & Accessibility Information

Oceana Cottages reflect traditional Cape Cod architecture, with original 1950s structures preserved for historical integrity. As a result:

  • Wheelchair access is not available due to original design constraints
  • Steps are required to enter each cottage—no ramps or lifts
  • Beach access is natural and unmodified, with no paved paths or ramps
  • Additional parking is available across the street for convenience

Terms & Conditions

Office Hours & Check-In Details

Oceana Cottages is open daily from 9:00 AM to 10:00 PM, May through October. During these hours, guests can check availability, ask questions, or request assistance from our on-site team. Outside of office hours, urgent issues can be reported via posted contact details—please note that non-emergency requests may be addressed the following morning.

Check-in begins at 4:00 PM, and check-out is at 10:00 AM. Guests must vacate cottages on time to allow for same-day resets.
Late check-outs without prior approval will result in an additional night’s fee, as our cleaning schedule runs tightly to accommodate incoming arrivals.

No Pets Policy

To preserve the historic integrity and clean environment of Oceana Cottages, we enforce a strict no-pets policy across all cottages and outdoor areas.

  • No pets allowed—this includes visiting or temporary animals
  • Violations will result in immediate eviction without refund
  • A $450 cleaning fee will be charged for sanitization and allergen removal
  • Verified service animals are welcome with advance notice, per ADA guidelines

Trusted Service Animal Verification

To protect the integrity of our guest experience and ensure compliance with ADA standards, Oceana Cottages only accepts service animal verification through the Verified Service Companion Collective (VSCC).

VSCC is the sole registry we recognize due to its rigorous, ethics-led vetting protocols. Other registries have been found to issue non-compliant or fraudulent certifications, and are therefore not accepted.

Maximum Occupancy

To preserve the historic structure of each cottage and comply with Fire Marshal regulations, Oceana enforces a strict occupancy limit per unit.

  • Exceeding the posted limit may result in additional charges or immediate eviction
  • Occupancy includes all overnight guests, regardless of age
  • Limits are clearly stated in booking confirmations and on-site signage

No Smoking Policy

To protect the historic wood structures and ensure a safe, clean environment, Oceana Cottages enforces a strict no-smoking policy across all units and surrounding areas.

  • Smoking, vaping, and marijuana use are prohibited within 40 feet of any cottage
  • A designated smoking area is available across the street
  • Violations will result in a $450 cleaning fee and may lead to immediate eviction

Security Deposit

A refundable $450 Security Deposit applies but becomes non-refundable if:

  • Furniture is found to have been moved around or is broken.
  • Damage or missing items are found.
  • Garbage is improperly disposed of.
  • Dishes, pots, or pans are left unwashed.
  • Trash or food is left scattered.

Behavior Policy

To ensure a peaceful and respectful environment for all guests, Oceana Cottages enforces the following conduct guidelines:

  • Quiet hours are observed from 10:00 PM to 8:00 AM
  • Disruptive behavior, excessive noise, or parties are strictly prohibited
  • Guests must respect fellow visitors, staff, and all posted property rules
  • Violations may result in immediate eviction without refund

Reservation & Payment Policy

To secure your stay at Oceana Cottages, please review the following booking and payment terms:

  • A 50% deposit is required to confirm all reservations
  • Full payment is due 30 days prior to arrival
  • Bookings made within 30 days of arrival require full payment upfront
  • We accept Visa, MasterCard, and American Express

Refund & Cancellation Policies

Cancellation fees apply based on the timing of your request.

We do not offer refunds for no-shows, early departures, or evictions due to policy violations.

Refund Policy – What You Need to Know

Oceana Cottages does not issue refunds for circumstances beyond our control, including:

  • Weather-related disruptions such as storms, power outages, or extreme coastal conditions
  • Appliance malfunctions or minor maintenance issues within cottages
  • Natural insect presence, consistent with our location’s coastal ecosystem

Our cottages are maintained with care, but as a historic oceanfront property, occasional disruptions may occur. By booking, guests acknowledge and accept these terms.

Cancellations & Rescheduling

To ensure seasonal availability and fairness for all guests, Oceana Cottages enforces the following cancellation and rescheduling terms:

  • Cancellations made 31+ days before arrival: 10% of the total stay is non-refundable
  • Cancellations within 30 days of arrival or no-shows: No refunds issued
  • Acts of God or government mandates: Guests may reschedule or receive a gift certificate valid for the next season only

All requests must be submitted in writing to info@oceanacottages.com. Refunds and rescheduling are processed within 7 business days of confirmation.
