Enhancing Your Stay: Sustainability Meets Comfort
We are committed to eco-friendly travel and have recently upgraded our cottages with:
- EV Charging Stations for sustainable transportation.
- High-Speed Fibre Optic Internet for seamless connectivity.
- New Flooring in select cottages for enhanced comfort.
ADA Accessibility
While we strive for inclusivity, please note:
- Due to their historic design, our cottages are not wheelchair accessible.
- Steps are required to enter each unit.
- There are no ramps for beach access.
- Additional parking is available across the street.

Terms & Conditions
Office Hours
- Open 9:00 AM – 9:00 PM (May–October).
Check-In & Check-Out
- Check-in: 4:00 PM
- Check-out: 10:00 AM
- Late check-outs without prior approval will incur an additional night’s fee.
- Lost or damaged key cards will require replacement charges.
No Pets Policy
To maintain a clean and allergy-friendly environment,
pets are not permitted on the property or in cottages.
Violations will result in:
- Immediate eviction without refund.
- A $450 cleaning fee for sanitization.
Service Animals
Verified service animals are welcome per ADA guidelines.
Please notify us within 24 hours of booking to ensure compliance.
Maximum Occupancy
Each cottage has a strict occupancy limit per Fire Marshal regulations.
Exceeding this limit may result in additional charges or eviction.
No Smoking Policy
Smoking, vaping, and marijuana use are strictly prohibited within 40 feet of the cottages.
A designated smoking area is available across the street. Violations will result in:
- A $450 cleaning fee.
- Immediate eviction if necessary.
Cleaning Policy
A refundable $450 cleaning fee applies but becomes non-refundable if:
- Damage or missing items are found.
- Garbage is improperly disposed of.
- Dishes, pots, or pans are left unwashed.
- Trash or food is left scattered.
Behaviour Policy
To ensure a peaceful and enjoyable experience for all guests:
- Quiet hours are observed from 10:00 PM – 8:00 AM.
- Disruptive behavior, excessive noise, or parties are strictly prohibited.
- Guests must respect fellow visitors and property rules.
- Violations may result in immediate eviction without refund.
Payment & Reservations – Secure Your Stay at Oceana Cottages
Booking your beachfront getaway at Oceana Cottages is simple and hassle-free. To secure your reservation, please review our deposit and payment policies.
Reservation & Payment Policy
- A 50% deposit is required to confirm all bookings.
- Full payment is due 30 days before arrival to finalize reservations.
- For last-minute bookings made within 30 days of arrival, full payment upfront is required.
We accept Visa, MasterCard, and American Express for all transactions.
Refund Policy – What You Need to Know
We strive to provide a seamless experience, but refunds are not issued for:
- Weather-related disruptions (storms, extreme conditions, or power outages).
- Appliance malfunctions or minor maintenance issues within the cottages.
- Natural insect presence, as our location embraces the beauty of coastal nature.
Cancellations & Rescheduling
We understand that plans may change. Here’s how cancellations are handled:
- 31+ days before arrival → 10% of total stay is non-refundable.
- Within 30 days of arrival or for no-shows → No refunds.
- Acts of God or government mandates → Guests may reschedule or receive a gift certificate valid for the next season only.
Liability Disclaimer
Oceana Cottages is not responsible for:
- Lost or stolen items.
- Accidents or injuries on the property.
- Damage to personal belongings. Guests assume full responsibility for their own safety and possessions

- Energy-efficient lighting in all cottages.
- Recycling bin available for guest use.
- Water conservation measures in place.
- Eco-friendly cleaning products used throughout the property.
Packing Essentials for Your Oceana Cottages Stay
Make the most of your Cape Cod beachfront getaway by packing must-have essentials for comfort and convenience. Here’s what we recommend bringing:
Beach & Outdoor Essentials
- Beach towels – Available for exchange once per day, but please avoid taking them to the sand to prevent replacement fees.
- Beach gear – Bring your own beach chairs, umbrellas, and blankets for a relaxing day by the water.
- Charcoal & lighter fluid – Our limited BBQ grills are available on a first-come, first-served basis, or feel free to bring your own portable BBQ.
Personal Items & Comfort
- Paper towels & toiletries – Stock up on your preferred toothpaste, shampoo, soap, and hygiene essentials.
- Eco-friendly sunscreen & insect repellent – Protect yourself while embracing the natural beauty of Cape Cod.

@Great Peaceful Getaway
We found Oceana Cottages on the web when we were looking for a place to stay for a weekend getaway that was on the water. We have vacationed all our lives in mid and upper cape and have never stayed in any of the outer cape towns. Looking for something different, we decided on Truro. Oceana stood out as something we were looking for. The price was great and the beachfront cottages looked like a perfect spot. Upon arriving and checking in, we immediately took in the gorgeous view. Red Adirondack chairs line the edge overlooking the ocean. We stayed in the "Catfish" beachfront cottage #20 - Perfect for two. A small kitchen area with a small refrigerator, toaster, Keurig one cup, microwave and two electric stove burners - all plates, cups, glasses, utensils and cookware were stocked as well. More than enough for our weekend. The view from the kitchen windows is breathtaking. A small partition separates the kitchen area from the bedroom. We had a double bed, with a small dresser and closet. The bathroom off the bedroom was very clean. Great shower and water pressure. Nothing beats falling asleep to the sound of the waves crashing just outside the beachfront cottage. Close proximity to restaurants and a short drive to all the shops and restaurants in Provincetown. My favorite time was sitting outside with my book and a cup of coffee in the morning. We will definitely be back.

This place was AWESOME! I really couldn't have asked for a better place to be on the Cape! I have always wanted to stay here over the years but it was always booked when I called. So this year I tryed really early and got in. What a great place to be. Every morning we would wake up and walk to a window looking out on the ocean and a view of the bay. It was amazing to sit out every morning with your coffee looking at the water and listening to the ocean. My son played on the beach all day. This is where I want to be every year and I booked again for the next year too. If your looking for fancy and room service this ISN'T for you but if you want a relaxing vacation this is it! Can't wait to go back!

Great visit, again!
We have stayed at Ocean Cottages multiple times and will likely visit again. Great location, easy booking, wonderful hospitality. We like to visit in June and/or September to avoid the crowds (and the rates are reduced).
