North Truro, Massachusetts, May 2019— From its simple beginnings when purchased in 1976 under a different name, Oceana Cottages has been owned by the Mota family. Nestled on a private beach on Cape Cod Bay, Oceana Cottages is the perfect place to enjoy unplugged relaxation at its finest. Their reputation as a peaceful vacation destination has remained the same.
The upgrades started in the winter of 2017, after the change to new management and the new name of Oceana Cottages. The new managers knew they had a tough road ahead, but they dove in and really improved upon the property that the previous managers had let deteriorate. There was nothing they could do about the sizes of the cottages or the interiors, as the cottages were built in the 1950s.
What they could do was improve the infrastructure, and that's exactly what they did.
An overhaul of the heating systems from oil to electric, one building of new HVAC units installed as there was no heating at all in those, new windows and doors installed, floors redone, and bathrooms redone was just the start. Some cottages were so run down that they had to be completely remodeled and the electricity and plumbing revamped, including replacing the water tanks. Lighting fixtures were added where only light bulbs existed and/or were replaced, and cottages were repainted or revarnished. New roofs were installed.
The cottages are all self-catering, so new appliances were brought in to replace the very old ones, new mattresses and furnishings, as well as microwaves and Keurig coffee makers. The pots, pans, and dishes were replaced with new ones, and the towels and linens were replaced.
The office also was redesigned for easier accommodation of check-ins and check-outs, as well as providing a walk-up window for contactless customer service during the covid pandemic. The laundry area was also redesigned with a window through which linens could be exchanged via contactless means. The manager greets you with a smile and has all the information you'd need for the different events in the surrounding area. Provincetown is only 4 miles away, and there is a bus that stops just opposite the office to take you into town, which many take advantage of, as parking in town is at a premium.
Insides were redecorated, and the new management continues to bring the establishment into the 21st century with electronic key card door locks as well as new high-speed Wi-Fi internet with boosters inside the cottages.
The cottages can sleep from 2 to 6 guests, and there is even a honeymoon cottage. Some have showers, and some have baths with showers. You'll enjoy fully equipped oceanfront cottages and some with ocean views, as you allow the sound of the waves to melt your worries away. Since you'll be right on the water, a warm summer swim is always just a few steps from your door. When you book with Oceana Cottages, get ready for memories that will last a lifetime.

We care about all our guests at Oceana Cottages. It's important that everyone who visits our website or cottages feels welcome and finds the experience seamless and rewarding.
26 of our cottages are beachfront, and only 5 cottages of the 31 cottages are not directly on the beach. Most are all side by side on the beach, and the backdrop of Provincetown gives beautiful sunsets. Many stop just to take pictures of the amazing views from the cottages.

Please NOTE:
We have NO Handicap Accessible public spaces, as Oceana Cottages was built in the 1950s. In order to keep the spirit and feel of the cottages, we strive to keep the cottages as close to how they were when they were built. This being said, there are 2 steps going into each cottage, there are stairs taking you to the beach, and we have no ramps. Due to the age of the cottages, the doors are not wide enough for those in wheelchairs, and sometimes not even with crutches, as there are steps leading into each cottage. The Beach is not wheelchair accessible Parking.
Parking spaces are located on a grassy lot on the other side of the street from the beach.
Terms and Conditions
Office hours: 9:00 AM – 9:00 PM during our season from May to October of each year. Maximum Occupancy Exceeding the maximum occupancy for each cottage is strictly prohibited by the Fire Marshall. If the maximum occupancy listed in any cottage is breached, additional charges or eviction without a refund will apply. Check-in: 4:00PM Check-out: 10:00AM For each unreturned or destroyed key card, there will be a charge. Anyone not approved, who checks out after 10:00 AM will be charged a late fee which will be the cost of another day unless otherwise agreed to.
No pets are permitted on the property or inside the cottages
We love animals, but unfortunately, we cannot allow pets in the cottages.Pet/Guest eviction without refund if found on the property. Cleaning Fine $450.00.
Service Animals
ADA stipulates we have to accept service animals by law. Please call us within 24 hours of booking and be prepared to answer up to 10 questions to verify acceptance due to cottage size limitations.
NO SMOKING
Smoking of anything is prohibited in the Town of Truro in accordance with M.G.L. Ch. 270, § 22. The designated smoking area is the parking lot across the street. If anyone is found smoking near or within 40 feet of the cottages, they will be asked to leave. We ask that all guests are respectful of all the other guests on the property and that some guests may be allergic to some smoke and /or children may be close by and some smoke can be a problem for them.
Cleaning Fee
There will be a refundable cleaning fee of $350.00. Non-Refundable conditions are:
Disruptive Behavior
Any loud or disruptive behavior, abuse of alcohol or drug usage, profanity, or misconduct of any kind will not be tolerated. All guests will be evicted without a refund of the cottage cost.
Payment
Cash, American Express, Mastercard, Visa & Discover. Checks are only accepted 30 days or more before arrival.
Reservations
At the time of a reservation, a deposit of 50% of the total cost of the reservation will be required. The balance due for the entire reservation will be required 30 days before arrival, NO EXCEPTIONS. Should a reservation be made within 30 days before arrival the prepayment of the full amount is due upon making the reservation.
General Rules:
Dispose of all garbage in the outside garbage dumpster near the flagpole. Housekeeping services will not be provided during your stay unless requested; there will be an additional charge for various services. If additional housekeeping services are requested upon the availability of the cleaning staff, please request a price sheet prior to check-in. Use only toilet paper in the commode to prevent stoppage. There will be a charge by maintenance to unstop commodes due to excessive usage of paper or other non-authorized items dropped into the commode. A small reasonable amount of Toilet Paper only in the commode with each flush to prevent stoppages. Oceana Cottages will not be responsible for personal items left behind in the unit. If you request us to find items and mail them to you, they will be mailed COD or you will have to provide payment before we mail them. If needed, an iron or hair dryer may be checked out at the office and must be returned at check out. A deposit of $10.00 is required to check an iron or hairdryer out at the office. Irons and hairdryers are on a first come first serve basis. Suggestions of items to bring: a hairdryer, iron, paper towels, Kleenex, charcoal and lighter fluid for charcoal grills, beach towels or extra towels, personal toiletries, and portable fans. You are provided with a courtesy supply of select items that you can replenish once a day at the laundry until 1:00 PM which includes toilet paper (limited to one roll per bedroom per cottage once a day.) This will be enforced.
Staff and Management Access
Members of staff and management may enter the premises for the purpose of inspection and verification of maximum occupancy at any time.
Lost & Found
If you leave an item(s) at the cottages and you want it returned there will be a $20.00 service fee plus the cost of shipping the item. You will need to supply us with a credit card to charge ahead of shipping.
Reservation stipulations:
We require 50% of the total amount due in order to make the reservation. We require a Damage Security Hold if your stay is paid entirely in cash; if damage or extra cleaning charges apply you will be notified in writing and your credit card will be charged. When you check in your cottage, you are required to inspect the cottage and report any damages within the first two hours. If there are unreported damages after you check out, your damage deposit may be forfeited. A housekeeping/linen fee is charged based on the size of the cottage. No-shows will forfeit the full amount of the reservation. No credit will be issued for unused portions of time in case of late arrival or early departure. We reserve the right to change cottages into similar accommodations up to and including the day of arrival. Rates are subject to local and state sales tax.
Refunds
No refunds will be made for breakdown or malfunctions of appliances (heater, etc.), acts of God, and NO refunds will be made (because of weather) due to electrical power, water, outages, location of the cottage, presence of insects.
Liability
Under no circumstances will management be responsible for any loss, expense, damage, claim injury, direct or indirect, consequential or otherwise caused or incurred, as a result of any delays, substitutions, rescheduling, or changes in the provisions of accommodations or by reason of acts of God, or by agents, employees, subcontractors, third parties, or as a substitute. Oceana Cottages reserves the right to refuse or discontinue service to any person and/or rescind any contract for accommodations or guest services. Management will not be responsible for accidents or injury to guests or for loss of money, jewelry, or valuables of any kind. If Oceana Cottages must seek a remedy in court for any reason, all attorney’s fees and court costs will be paid by the guest.
Cancellation Policy
Regular Cancellation Policy If cancelled from the 24hrs after the date of reservation to 31 days, 10% of the total of your stay will be charged and is non-refundable.If cancelled 30 days before the check-in date, or in the event of a no-show or reduction of stay within the 30 days before arriving or after arriving, you are responsible for the entire stay and it is non-refundable. Special Conditions Cancellation PolicyUnder any “special conditions” that are out of our control, like an act of God, or a state mandate, this part of the cancellation policy will supersede all other cancellation policies. ONLY during the “special conditions” can reservation dates be changed without fees, depending on availability for the current year. Should a date range not be available for you to return, then a gift certificate will be granted for the amount paid with the expiration of the end of the following season.
Inclement Weather Cancellations
We do not refund cancellations due to inclement weather unless Massachusetts declares a state of emergency and has travel restrictions for our local area/region. Which would fall under "Special Conditions". Please read the above Special Conditions Policy.
Note: For large groups or families that have several cottages, a cancellation must occur 90 days or more prior to your arrival date or the deposit(s) will be forfeited. Note: If you want to modify or change dates for a booking, cancellation policies apply.
