North Truro, Massachusetts, May 2025—For nearly five decades, Oceana Cottages has been a tranquil haven on the private shores of Cape Cod Bay. Owned by the Mota family since 1976, these serene cottages have undergone extensive upgrades to ensure a modern yet peaceful vacation experience.

From humble beginnings to a premier vacation spot, Oceana Cottages remains a cherished destination for relaxation. Since taking over management in Fall 2017, the Mota family has revitalized the property while maintaining its timeless charm.
Major Property Enhancements
The winter of 2017 marked the beginning of significant upgrades, including transitioning from oil to electric heating, installing HVAC units, replacing windows and doors, refurbishing floors and bathrooms, and updating roofs. Comprehensive remodeling was undertaken for some cottages, with new electrical and plumbing systems, water tanks, and lighting fixtures. Fresh paint and varnish brought a renewed sense of life to each cottage.
Convenient Self-Catering Amenities
Guests enjoy self-catering cottages equipped with new appliances, mattresses, furnishings, microwaves, and Keurig coffee makers. Upgraded kitchenware, towels, and linens enhance the comfort of each stay.
Enhanced Customer Experience
The office redesign facilitates efficient check-ins and check-outs, with an optional walk-up window for contactless service during and after the COVID-19 pandemic. The laundry area also allows for optional contactless linen exchange. Our welcoming manager provides all the information needed for local events and attractions. Conveniently located just 4 miles from Provincetown, guests can easily access the town via a bus stop opposite the office.

ADA Accessibility
We care about all our guests at Oceana Cottages. It's important that everyone who visits our website or cottages feels welcome and finds the experience seamless and rewarding.
28 of our cottages are beachfront, only 4 cottages of the 32 cottages are not directly on the beach. Most are all side by side on the beach, and the backdrop of Provincetown gives beautiful sunsets. Many stop just to take pictures of the amazing views from the cottages.

Please NOTE:
We have NO Handicap Accessible cottages, as Oceana Cottages was built in the 1950s. In order to keep the spirit and feel of the cottages, we strive to keep the cottages as close to how they were when they were built. This being said, there are a minimum of 2 steps going into each cottage, there are stairs taking you to the beach, and we have no ramps. Due to the age of the cottages, the doors are not wide enough for those in wheelchairs, and sometimes not even with crutches, as there are steps leading into each cottage. The Beach is not wheelchair accessible.
Extra parking spaces are located on a grassy lot on the other side of the street from the beach.
Terms and Conditions
Office Hours: 9:00 AM – 9:00 PM during our season from May to October of each year.
Check-in & Check-out
Check-in: 4:00 PM
Check-out: 10:00 AM
For each unreturned or destroyed key card, a charge will be applied. Guests who check out after 10:00 AM without prior approval will incur a late fee equivalent to the cost of an additional night's stay.
No Pets Policy
We regret to inform you that pets are strictly prohibited, on the property and in the cottages, regardless of size or type, including visiting pets. This policy is in place to ensure the comfort, health, and safety of all our guests, as some may have allergies or other concerns regarding pets.
If a guest is found with a pet on the premises, immediate eviction without a refund will occur. Additionally, a cleaning fine of $450 will be charged to ensure the space is sanitized and made allergy-free for the next guest.
Service Animals
In accordance with the ADA, we welcome verified service animals. To accommodate size limitations within our cottages, please contact us within 24 hours of booking and be prepared to answer up to 10 questions to verify compliance with ADA standards.
Maximum Occupancy
Exceeding the maximum occupancy for each cottage is strictly prohibited by the Fire Marshall. If the maximum occupancy listed in any cottage is breached, additional charges or eviction without a refund will apply. Oceana Cottages adheres to strict occupancy limits for safety. Indoor gatherings exceeding the Fire Marshal's maximum occupancy must be hosted outdoors.
No Smoking Policy
Smoking or vaping, including cigarettes, cigars, and marijuana, is strictly prohibited inside the cottages or near open windows. A $350 cleaning fee applies if smoke odour is detected. Please use the designated smoking area in the parking lot across the street.
Guests found smoking within 40 feet of the cottages will be asked to leave immediately. Please respect fellow guests, particularly those who may have allergies or children sensitive to smoke, vaping and marijuana.
Cleaning Fee
A refundable cleaning fee of $350 will be charged.
The fee becomes non-refundable if:
*Anything in the cottage is damaged.
*Items are missing.
*Towels or linens are damaged or missing.
*Garbage is not properly disposed of in the dumpster.
*Food is left in the refrigerator or on counters which will attract insects.
*Dishes, pots, or pans are not washed.
*Bottles or trash are left scattered in the cottage.
Disruptive Behavior
Loud or disruptive behavior, abuse of alcohol or drugs, profanity, or any form of misconduct will not be tolerated. Offenders will be evicted immediately without a refund.
Payment Options
Accepted forms of payment include cash, American Express, Mastercard, Visa, and Discover.
Reservations
A 50% deposit of the total cost is required to secure a reservation.
The balance must be paid 30 days prior to arrival, without exception.
Reservations made within 30 days of arrival require full payment at booking.
General Rules
*Please dispose of garbage in the outside dumpster located near the flagpole. Recycling bins are also available—ensure items are sorted correctly into the appropriate bins to support our eco-friendly efforts. Thank you for helping keep our environment clean!
*Housekeeping services are available for an additional charge; inquire for a price sheet before check-in.
*Only toilet paper should be used in the toilets to prevent stoppages; maintenance charges apply if non-approved items cause blockages.
*Lost items can be mailed back for a $20.00 service fee plus shipping costs.
Suggestions of items to bring include: paper towels, Kleenex, toiletries, charcoal and lighter fluid if you bring your own barbecue, extra towels, and beach towels (please do not take our towels onto the sand).
Staff & Management Access
Staff and management may access cottages for inspections or to verify occupancy compliance at any time.
Refunds
Refunds will not be issued for:
*Malfunctions or breakdowns of appliances.
*Acts of God.
*Weather-related issues, power or water outages, or insect presence.
Liability
Oceana Cottages is not liable for any loss, expense, damage, or injury resulting from delays, substitutions, acts of God, or third-party actions. Management is not responsible for accidents, injuries, or loss of valuables.
Cancellation Policy
Cancellations made from 24 hours after booking to 31 days before arrival will incur a 10% charge of the total stay, non-refundable.
Cancellations made within 30 days of arrival, no-shows, or reductions in stay are fully non-refundable.
Special Conditions Cancellation Policy: In cases of state mandates or acts of God, guests can reschedule within the current year without fees or receive a gift certificate valid through the following season.
Inclement Weather Cancellations
Cancellations due to weather will not be refunded unless the State of Massachusetts declares a state of emergency with travel restrictions for the local area. In such cases, this will fall under "Special Conditions," allowing guests to reschedule without penalties or to receive a gift certificate.
Large Group Bookings
Cancellations for groups with multiple cottages must occur 90 or more days prior to arrival, or deposits will be forfeited.
